What a Twin Cities house goes through

Deep cold, fast thaws, humid summers. Here is where a Minnesota house gets a close look.

Ice and the attic

Attic insulation, ventilation and the roof edge, where heat loss and ice dams start.

Thermal imaging

Thaw and the basement

Grading, downspouts, sump pits and basement walls, where spring water shows up first.

Home inspections

Radon in the soil

Twin Cities soils carry uranium and radium, so radon is common here. No home is radon proof, new ones included.

Heating season

Furnace, venting and the main sewer line out to the street, which is the homeowner's to fix.

Sewer inspections

Testing you can add

Book them with your home inspection or on their own.

Thermal imaging

"I'm not paying to heat the outdoors."

Thermal cameras scan each room for what the eye can't see: heat escaping through windows, walls and insulation, and air leaks around the HVAC. You get a plan to fix it, or something to ask the seller about before closing.

The line to the street is yours

The main sewer line is the homeowner's financial responsibility, and problems often stay hidden until a big bill arrives. Even new homes can have them. Knowing first helps you adjust your offer or your negotiation.

Radon testing

48 hours, electronic monitors

A 48-hour test with electronic continuous monitors, done following Minnesota Department of Health guidelines. Radon can be mitigated, but only after you know it's there.

Mold testing

Air samples, read by a lab

A high-capacity air pump collects samples. A local lab's microbiologist analyzes them and reports on the home's air quality. Mold in one spot is often a sign of another issue, like a slow leak.

The truth about radon

Radon is a colorless, odorless gas that comes naturally from the soil. It's the second leading cause of lung cancer after smoking.

In this video, Bonnie shares her story of battling lung cancer, possibly caused by radon exposure.

Selling? Get Move-In Certified

Have your home inspected before you list. Instead of a long repair list showing up after an offer, buyers see a home checked on its systems, structure and safety.

If the home doesn't need immediate repairs to those, it may qualify for the Move-In Certified list at no extra cost, inspected by an InterNACHI member.

Questions

How long does the inspection take?

We book a four-hour window, usually 9 a.m. to 1 p.m. or 2 to 6 p.m. The inspection takes about three hours, and the last hour is a walkthrough of the findings with you.

Can I be there?

Yes, you're welcome to attend. The last hour is set aside to go over what we found and answer your questions.

Should I add a radon test?

Radon is common in Twin Cities homes and you can't see or smell it. No home is radon proof, including new construction. Our test runs 48 hours with electronic continuous monitors.

Why inspect the sewer line?

The main line out to the street is the homeowner's financial responsibility. Problems often go unnoticed until a failure. Knowing before you buy helps you adjust your offer.
